Couples that operate a B&amp;B should enjoy their guests. It is not uncommon for lasting friendships to form between hosts and guests, and this type of guest usually becomes a frequent repeat visitor and serves as a major source of referrals. If you are a people person and have a gracious home, a Bed &amp; Breakfast may be the business for you.<\/p>\n\n\n\n<p>People who stay at bed and breakfasts are not ordinary travelers. They are looking for quality lodging and service, as well as the uniqueness of each B&amp;B and each innkeeper. In fact, B&amp;B guests usually not looking for a bargain \u2013 they are willing to pay more for something unique or different. &nbsp;<\/p>\n\n\n\n<h3 id=\"mntl-sc-block_1-0-8\">How many guest rooms\/beds do you have?&nbsp; <\/h3>\n\n\n\n<ul><li>Do you own antiques or are your furnishings in great condition?<\/li><li>What type of beds does your room have? Twins or a queen\/king do better than doubles, futons or waterbeds, etc. &nbsp;<\/li><\/ul>\n\n\n\n<p>Consider the atmosphere of your town (and even of your home \u2013 do have a lot of street noise or an annoyingly bright security light in your neighbor&#8217;s backyard?). What do you have to offer that is charming, unique \u2013 why would someone stay a couple of nights in your town or in your home? That will help you market it and know who to market it to. <\/p>\n\n\n\n<h3>Will your guests get a private\nbathroom or will they have to share a bath?<\/h3>\n\n\n\n<p>Most B&amp;Bs offer private baths \u2013 and some even offer en-suite, with each room &#8211; this means it is a master-bedroom layout and that the guest doesn\u2019t have to go into a public area to enter the bathroom. <\/p>\n\n\n\n<p>UH OH \u2013 remember more guests and shared bathrooms may even mean that YOU\nhave to share a bath with guests, on occasion.&nbsp;\n<\/p>\n\n\n\n<p>If you do have shared baths, make sure to add a sign that can be flipped\nover to say \u201coccupied.\u201d And\u2026..pssst \u2013 keep reading material in other rooms.<\/p>\n\n\n\n<h3 id=\"mntl-sc-block_1-0-26\">Security\nand Keys <\/h3>\n\n\n\n<p>Make these important decisions before your first guest: <\/p>\n\n\n\n<ul><li>Will you give all guests a key to your front door?<\/li><\/ul>\n\n\n\n<ul><li>Will you give guests a key to their bedroom and leave the front door unlocked, certain hours? <\/li><\/ul>\n\n\n\n<ul><li>Will you charge a refundable &#8220;key fee&#8221; (refunded when the guest returns the key)?<\/li><\/ul>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter\"><img fetchpriority=\"high\" decoding=\"async\" width=\"694\" height=\"1024\" src=\"https:\/\/vaabc.com\/blog\/wp-content\/uploads\/2019\/06\/BB-1-694x1024.png\" alt=\"B&amp;Bs and serving alcohol -- legally\" class=\"wp-image-10622\" srcset=\"https:\/\/vaabc.com\/blog\/wp-content\/uploads\/2019\/06\/BB-1-694x1024.png 694w, https:\/\/vaabc.com\/blog\/wp-content\/uploads\/2019\/06\/BB-1-203x300.png 203w, https:\/\/vaabc.com\/blog\/wp-content\/uploads\/2019\/06\/BB-1-768x1134.png 768w, https:\/\/vaabc.com\/blog\/wp-content\/uploads\/2019\/06\/BB-1-600x886.png 600w, https:\/\/vaabc.com\/blog\/wp-content\/uploads\/2019\/06\/BB-1.png 1260w\" sizes=\"(max-width: 694px) 100vw, 694px\" \/><\/figure><\/div>\n\n\n<h3>About the all-important breakfast <\/h3>\n\n\n\n<p>Most guests want a special breakfast \u2013 but many guests are perfectly happy with a great selection of muffins and fruit. But, do know that they expect conversation: relaxed visits with the hosts and other guests and of course, great coffee. Your guest has chosen a B&amp;B for the personal contact from YOU: the host. <\/p>\n\n\n\n<p>Lastly &#8211; take a long hard look at your lifestyle. Although it might seem like easy bucks \u2013 this job requires a lack of privacy and many long hours (and a lot of cleaning!) Now, let&#8217;s get down to the legalities! In order to be granted a bed &amp; breakfast alcohol license, an establishment must: <\/p>\n\n\n\n<ul><li>consist of no more than 15 bedrooms available\nfor rent <\/li><li>offer transitory lodging (or non-permanent\nsleeping accommodations) to the public, in exchange for compensation <\/li><li>offer at least one meal per day (does not need\nnot be breakfast) to each person to whom overnight lodging is provided <\/li><\/ul>\n\n\n\n<p><strong>Restrictions &amp; Conditions: <\/strong><\/p>\n\n\n\n<ul><li>Where you purchase your alcohol that you plan to\nsell is important.<ul><li>It must be purchased from a government store,\nwine or beer wholesaler or farm winery.&nbsp; <\/li><\/ul><ul><li>Keep purchase receipts. <\/li><\/ul><\/li><li>Alcoholic beverages may be served: <ul><li>only to overnight guests (over legal drinking\nage)<\/li><\/ul><ul><li>in dining areas<\/li><\/ul><ul><li>in private guest rooms <\/li><\/ul><ul><li>in outside terraces or patios <\/li><\/ul><\/li><li>No additional fees, premiums or surcharges, are\nallowed be charged for the service of alcoholic beverages. <\/li><li>Guests making reservations may order any alcohol\nbeverage to be available upon their arrival (at no additional fee above the\npurchase price).&nbsp; <\/li><\/ul>\n\n\n\n<p><strong>Organization is key:<\/strong><\/p>\n\n\n\n<ul><li>Alcohol inventory for your B&amp;B must be\nstored away from any private alcohol stock (always keep personal alcohol stored\nseparately). <\/li><li>Maintain complete and accurate records of the\npurchases of alcoholic beverages and provide sufficient evidence that at least\none meal per day is offered to overnight guests. <\/li><\/ul>\n\n\n\n<p><em><em>*Disclaimer: The information provided on this website does not, and is not intended to, constitute legal advice; instead, all information, content, and materials available on this site are for general informational purposes only.\u00a0 Information on this website may not constitute the most up-to-date legal or other information.\u00a0 This website contains links to other third-party websites.\u00a0 Such links are only for the convenience of the reader, user, or browser; ABC Consulting VA, LLC does not recommend or endorse the contents of the third-party sites.
